The straight land contract seems fine, but I've been getting mixed reports on compliance issues with Dodd Frank...ie: I want to keep the existing tenants in place because a vacant house in Detroit can be costly....but in terms of qualifying someone's ability to repay or get a mortgage, if the house is cheap enough, is it really an issue?

They give me a report after an inspection if tenant gives notice detailing what it will cost for them to complete the turnover, and I can choose them, do it ourselves, or mix of both.

Probably wouldn't want to be doing any flipping either, but, and I mean a big old Sir-Mix-a-Lot big BUT, I would consider it IF I had a very trustworthy agent who could supervise the contractor.

@ Nick Chucales as I stated in my original response my experience with various companies will differ from others, before a purchased my Hyundai for my daughter going off to college, I did my research and it was mixed review, more bad than good but there was plenty of negative feedback to support the idea that I should re-consider a purchase from them.
