Here are some of the problems I'm attempting to solve:-Scrubbing lists for active listings/recently sold properties and the DNC registry-Updating lists to reflect market activity-Skip tracing phone numbers-Direct Mail automation-Ability to add leads & lists seamlesslyWhether its a software, CRM, or manual system that you find to be effective, I'd love to hear how the BP community has conquered this problem faced by all scaling RE businesses. 

Based on the few analysis Ive done so far, Ive been mostly focusing on COC ROI, initially doing long hand math using 4 square method, but now using the BP calculator, which have all generally yielded pretty poor COC ROI relative to what I hear in these american podcasts.

If I was making this post a few years back, I would certainly be leaning towards the House Hacking method, but I don't think she'd go for living in a duplex/triplex with other tenants, and considering we have two Australian Shepherds.Anyway, this is where my head is at for our first strategy: Buying our first live-in home as a fixer-upper and kinda/sorta implementing the BRRRR strategy.

Now everything needs to be "forwarded to a member of their staff that can better assist you" and 5 days later you get an Airbnb message from this "expert" that solves nothing. 

Are you using cash for keys or any other methods for tenants with expired leases to prevent delays with holdover filings?
