I like them both.I’ve now committed to the up to 11 property annual subscription on Hostfully even with 1 property I’m basically giving myself no option other than to make it work. 

Moving will cause issues as to who or how will you manage multiple tenants in one unit or you will just rent to one tenant giving you less rent total than renting out two sides of a duplex.  

To me the perfect short term rental property needed to be unique.

That said, I do very much take into consideration the experience of people who are more knowledgeable than me, on whatever I’m endeavoring.

Sadly, most are more bad than good.Seth & REI Tipster are an exception. 

In the end you may be better off buying as investor today than an owner occupant a year from now. 

Same goes for number of LLCs and what to fund them with, since bear in mind that CA tends to be more cumbersome and expensive to have LLCs than other states.California is generally more cumbersome than other states when it comes to taxes and filings.

I think you would be better off to invest rather than pay off your mortgage.
