Orlando is another great market where land is a little more affordable. only issue in Miami is cost of land. you can do it more efficiently in central florida. the same plot of land is about 1/3 the price and about 10 miles closer to the main areas. don't be afraid to look at tampa too. we are identifying gaps in the market where we can build and develop for others at a discount and they can refinance their cash out.

Larger scale maybe but its really just a syndication.

The flat roof may prove to be an issue but citizens will have to offer coverage.

We use Streamline but that is really built for Property Managers with larger portfolios. 

@John Morgan I had a really bad rehab that had the same issue and just rolled the dice and had the hardwood sanded/refinished and it worked like a charm.

Insurance might be another issue you encounter, though. 

I often joke that if they want a 1/3 of the revenue they should put up a 1/3 of the down payment and co-sign for the mortgage..lol Also depending on the geographical region, there's a chance the larger PM operations could be managing several properties in your area.

These issues create conflicts that affect your work in ways you are likely blind to.
