Most people will justify Themselves into a deal that does make money but only leaves them one option -- but as small time investors (non -national builders or renovators etc) we need to be way more picky and instead of doing more deals, doing better deals becuase we can't compete on economies of scale and we will run ourselves ragged trying to out bid on the deal, and then not getting enough out of one deal to pay the bills so we take on more deals than we can handle and then we are slaves to the cycle.

I do not think we had any tech stuff (granted not as much was available at the time) until about 10 or so properties where we could justify the cost and the economies of scale.
