I handled the remodeling projects my self and only hired out contract work when needed such as electrical license stuff and license plumbing items.

I want to now accept a partial repayment as payment in full and close out the note resulting in a loss to my IRA.  

Moving forward "her way" today may be much better than "your way" tomorrow :))) just fix your loss (except you loss) and move forward quickly.

The buyer can include a protection clause just in case the property has to be sold in response to a life changing event, job relocation or loss, divorce or death.

Only capital improvements left are about $5k or less in the kitchen before we sell, and about $8k worth of concrete work outside -- In 2-3 years after those 2 items are completed house should sell for $160s.  

Lots of loss to lease to be recaptured if the property could be taken to market.

Additionally if you read in the Carrier HVAC warranty it talks about systems being installed in rental properties and the warranty Not being transferable.If you are a professional landlord, then you are performing the regular recommended HVAC and Heat system maintenance items. 

Maybe ask an employee which one would fit that for you and move on to the next item.
