I can't even see what market you're in, any back story, etc.

Too many stories of how the buyer lost their cash in the deal and the deed was forced back to the owner, should the owner hire a crafty attorney and charge you with fraud, misleading the seller, blablabla all non-sense, and all solved by only doing creative deals where the owner/occupants move out prioor to closing.If I guess corrrectly; this guy is a nut, wishful thinking and you should make a written offer,  based on him moving out prior to closing.  

I had my fair share of bad property management and horror stories— ended up managing my units myself.

We have a facility in Southern Cal that we are looking to refi out our SBA tranche (long story on why we want to explore taking this out).

We've been playing around with some more fun/niche marketing lately, and it has me wondering about some of you all's stories!

I have a split level house I'm looking at but most of the comps were single story.

That would kind of defeat the horror stories I hear about “relocation fees” for long term tenants. 

Similar lot next door has ~15 units across 5 single story buildings.My goal is to build a 15-20 unit apartment units on the site.

So I’m inspired.
