Depending on the venue some might require you to buy food/drink if at a restaurant, but not all.

All rooms and garage are completely empty except for food in fridge and cleaning supplies in kitchen, and in living room some bags of stuff, boxes of stuff and a suitcase.

Follow instructions VERY CAREFULLY and treat the inside except food prep areas, OR a product called Termidor, and treat the outside, or do both.  

 $80k may seem like a lot to non-californian's but it's not enough to put food on the family table AND put kids through college.
