NJ is not a great place to invest a small chunk of cash with the taxes in the more Northern parts and the very low inventory.

Hi @Adelaide Ning, I manage a few MTR's here in Indianapolis for for clients based out of California, this is a great market to get into based on the growth this city has seen over the last few years paired with the low cost of entry.

I rented both, furnished them, and listed them on mid-term rental sites like Furnished Finder.

What the contract says is irrelevant because the cost to enforce is far to great.

Apts complexes consisting of 100s or units can afford on site property manager, assistant managers, maintenance staff, volume discounts, etc.  

Great long-term BRRRR deal.

They have great school districts. 

Are there calculators on this site that can calculate Net Present Value?
