I've had streets where I couldn't find a single property to add to my list and I've had individual streets where I add 10 houses over the course of five minutes.

I know this will be very market specific but I have a house in a Cleveland suburb listed at 55K.

I mail 1500 a month and average 1 house a month from that list.

Yeah, I've been going down the list of california credit unions and I don't see anybody even close to USBank rates.  

The house was not listed on the MLS yet.

Example:$120k list price = conventional financing option(Don't know?)

So to do that you either go and walk around handing those to people (not very effective, not very targeted) or you can buy a good proven list to mail those postcards to so it's more targeted. 

I've reviewed the list list on BP for HM lenders in Atlanta, and frankly the reviews on BP are not that good for many of those companies.
