After looking at different neighborhoods I have finalized three areas 1.

They’ve had our agreements for over a month and title still isn’t ready, hence the reason they probably haven’t been responding to me.

I reached out to each of the tenants, confirmed they are interested in renewing for another year and let them know we will have a new lease agreement and rent increase considerations.

@Daniel AntonettiIn general, not much you can do after closing.If you had made specific requests about the tenants in your sales agreement then you might be able to go after the previous seller for not complying.But, if you didn't have specific language in there, the owner is still able to renew leases.Even if you had Estoppel Letters, it wouldn't prevent the seller from doing something sneaky at the last second like signing a lower rent lease in exchange for doing fixes the seller didn't want to deal with out of pocket.

We closed 12 days after the contract was finalized with no hiccups.

Finally, it gets complicated if you are using debt.

Still, the decision is on me, but performing notes seems to be an area I should be aware of, before making the final decision(s), and funds to place this extra fund.
