If you sub the work out yourself you can save a lot in that region as the GC's all charge top rates and cherry pick the high dollar jobs for obvious reasons.

Seems like just the thing for a rental: if the tenants break it, you charge them for it at move-out and let Ikea replace the damaged items at no charge.

I charge my tenants 1/2 month rent to break the lease if they give me 30-day notice and I find next tenant BEFORE they leave.
