That could easily make a much bigger difference than the taxes.Also, the capital gains tax in France diminishes after owning the property for 5 years along a downward scale and it disappears completely once you've owned the property for 22 years.If you are a US citizen or resident and hold property in France, you'll be taxed in France and the US.

I do not think real estate agents will ever disappear and may actually provide a valuable service to inexperienced buyers and sellers who do not want to learn the process themselves, but I do think the profession must evolve into a much less expensive service as it makes no sense to charge a seller 5-7% of the sales price when many sellers can now so easily market the property for free themselves using postlets, for example, and recent sales data is more easily available to the average seller.  

Easily, if you have not yet learned how to avoid it.Can you make mistakes in the course of a deal that may lead to penalties or even serious charges?

Giving notice for Selling a house is both common and reasonable and I've done that myself with 30 day notice in Oregon.It's an easy question for a local RE attorney , bring him the lease and he will easily give you the correct answer for your city and state.

This can easily (I've seen this enough to know this as fact) opens the door too easily for a judge to declare this a Land Contract and then the door to H**L opens for you.There is a much better way to accomplish the same thing.The key is to never (again I use that word strongly) ever, combine this as a Lease Option Contract. 

If partnership is simple based on the capital contribution percentage, it is pretty straight forward and can be drafted easily with or without attorney ( attorney recommended) The reason you dont see the detail instruction here is because it cannot be laid out like that.

Cap Rates in the 10-20% can be easily found in certain areas of Rochester but they will not be "easily managed" at the higher end of this range!!!!
