Best way to remove a month to month tenant

I just purchased a condo with a month to month renter. She pays on time, no issues with her. But i want to update it and resell it. What is the best way to get her to move out? Raise the rent to a very high rate and either she agrees or moves out or send her notice to move out within 30 days? What form should I use? I am a licensed real estate agent but this is my first time dealing with leases/renters. FYI this is in Texas.

Unless your lease states otherwise, all that is needed is 30 days notice delivered to the tenant in writing.  No reason or explanation is required. All the needs to be said is :

Dear Tenant,

This is to serve as your 30 day notice to vacate the property at 123 Street. Feel free to contact me with any questions 

Signed 

Your name

I would deliver via certified and regular mail. I would follow up with an email detailing the move out coordination
