But again, that's how the big dogs do it, and I always told myself I want to be a big dog too :) If you plan on investing in 5+ unit buildings, you may as well get an LLC since you'll be in commercial financing anyway.

Many times a house that looks great on line is s total dump inside or has a really bad burned down house beside it , railroad tracks , a murder scene  or crazy barking dogs etc .. dont assume anything.

I'm mainly referring to a situation where someone in a position of power is taking advantage of people who hold the weaker position, the people in the weaker position usually have no way to come out on top while the person in the stronger position continues with no penalty for their behavior

I think they're looking more for a bird dog to locate properties and don't understand the true nature of the 1031.
