Gotta ask yourself - with the mechanicals being replaced so recently - how on earth did it get into such a state of disrepair afterwards (and, what will stop it getting into that condition again)?...

This will help a lot with understanding the mechanics and numbers.If you know how to analyze your market and subject property you can simply plug in your numbers and it will spit out estimates.

I'm a journeyman electrician with a BA in accounting and business,some other degrees, and plenty of construction and mechanical experience.

I understand and respect the scaled up investment model, and can learn a bunch from it and its practitioners, but small, simple, high control, low overhead, low risk, low headaches by design is the way I roll personally ... although that occasionally bites me when I cross that line between frugal and cheap with johnny lunchbox type contractors :)
