I like to make sure that the house is up to date on electrical and plumbing, as well as avoiding possible surprise costs. but would rather find more investors and find quality deals at a steady rate.

Had A wholesaler bring me a deal, the funny thing is i had a fellow cash investor looking to that exact deal.

Second, the closing date is negotiated between the buyer & seller, and is somewhat dependent on how quickly a title company would be able to get the paperwork together.  

If you buy a house for cash, you can always go back at a later date and borrow some money against it.
