Each yr we get 2-3 new bed sheet sets and we usually spend about $40 for each set of 500+ thread count Egyptian cotton sheets, so not a bad price for high quality sheets.

I thought we already cleared that up (see post #2).I was merely using your description of a mentor when inquiring of your retirement which basically meant that I wasn't counting on you being my "mentor" any time soon. ;)Believe me, I have paid many times over for things that were of no value to me and have also received some "complimentary" things that were of more value than I could have put a price tag on.

(My first time as a landlord... or homeowner)I've had it for two years now, and am now looking to buy another small multi.When I contacted my bank, I was told that it was a good thing that I had two years of landlord experience under my belt, because that it's what they require to count the rental income.When I bought my unit, I made sure that I would be able to cover the entire mortgage, even with 100% vacancy.

Once you go through the process of legally crossing the "t" and dotting the "i" the law is clear, and it really helped me deal with a bad tenant.It took a while to get the registrations, inspections, lease verified etc done, but its good to have it all in place.

In other words, you can't count that money as yours until that month hits where you can apply that prepayment.

I think you would be further ahead by using money from anywhere else you can, and have the IRA be part of your reserves- the bank want to see that you have 6 months PITI on any and all loans you have, they will count the money in the IRA (less the tax and penalty) but at least you don't have to use it.We have tightened our belts and are putting everything possible toward another purchase.
