It has to have the old character (expensive to repair/recreate) but also needs to have some of the modern wants/needs (open kitchen/living, etc).

I use an application checklist during the vetting and some qualifications are:is the application complete and no missing itemsdid we find any misrepresentationsMy PITA would not provide all the information requested, but wanted to move-in over the weekend :haha:1) makes it easy to boot and 2) is frequently a problem, like wrong prior address.If you get enough data, you can usually trip-up these people.

So if you move out after living in the house for the past 2 years you can still rent it for 3 more years (be very careful of the date of your sale so the 5 year look back doesn't trip you up) and still get the full 121 exemption.

I took a trip down to my local tax assessors office and planning department, but they gave me the usual run-around of applications, signatures, fees, 30 working business days etc. just to get a copy of the floor plans.
