You can learn from experts, buy their books and seminars, or you can learn by yourself with trial and error.

However, the idea of diving into a property headfirst with no experts on my team seems risky.

The experts all get their deals off-market, usually through their network of agents, wholesalers, bird dogs, etc.

@Kyle WagnerI am by no means an expert- but what I have seen displayed for me through my mentor, team lead and broker is to build your core people. 

I would talk to an expert on that.I can't remember where to find it off the top of my head but there is a few things out there that talk about how much you need to make in passive income per month to be able to stop working.

However, a credit repair expert that I have worked with for a few years told me that if a borrower gets a similar inquiries (all mortgage inquiries) in a short period of time (2-3 weeks) that it will not negatively affect your scores.

@Matthew Paul Hi, inspectors certified by a national acredited association do know enough and the majority are ex contractors that stay busy in the field after selling their business.

Be sure to get a legal expert to look it over before presenting to the seller.  

Get several opinions from experts and analyze them yourself... 

You have to have to the repair done by a certified electrician/plumber first and then it has to be inspected by a BGE inspector.
