So effectively I don't have a team.I've done all cash buys with a return of 7% cash on cash [no associated mortgage].I don't really have a network - the turnkey company is my PoC and they manage everything end to end.

My client's cash flow is going up by almost $1,100/month, so he's very happy with his FIG purchase.  

The fact is I don't have million dollars in cash sitting in my bank account.

I actually love and hate both PS and PR because they are the two tools that have come the closest to supporting the way I like to work.   

The rental property appreciation is more important to me than cash flow. 

I think Birmingham is a great place to invest for cash flow if you can wait longer on the appreciation.

Since you are new, I recommend staying with flagged properties that way you get support from the franchise and access to loyalty members.
