There's no way to make it cash flow sounds like. 

I'm targeting a double-digit cash-on-cash return in year one.

If you paid all cash, you paid full price for the property, and the cash flow, any amount of cash flow, is only playing catchup. 

I've been surprised at properties that have passed conventional financing though...and even FHA....also, one could present 2 offers to seller--one for a cash offer and one for seller financing (at a higher price of course). 

How do you find cash buyers?

I got a PA for 300k/FHA loan. 720+ credit score, 75k cash, and good income.

They will cash flow like crazy.

So you will have to decide if your portfolio has grown enough to support your goals and dreams at that point.
