So if you put in a decent Carpet say a Berber with a good pad for around 3.00 a sqft i honestly think it would be reasonable to expect to get 8-10 years of use out of the Carpet.

I got a call from a yellow letter from a seller. really only motivated because I sent a letter but will sell if "price is right". he left on my vm that he wanted 69k for it. 3/1.. remodeled kitchen and bathroom new carpet and paint.

Obviously I could easily manage cleaning out trash...painting...riping up carpet and even installing new flooring.
