It's their job to be functional and form conscious.Make the kitchen nice with fresh countertops and cabinets, have clean bathrooms, paint and re-floor the place if you can build that into your budget.

My husband is a custom cabinet builder, so there will be a nicer kitchen in there than most other houses around, so we have a feeling we might not be able to ask enough more to get back the expense of appliances.

When I read that, I immediately think they must be working in the deep South, or FL or somewhere where the median home cost is under $100k.My belief is that if I am going to put reasonably high quality cabinets, floors, appliances and trim into homes, shouldn't my profit reflect the extra investment in materials and extra time to do the finishes?

All of these have their own costs associated with them.When everything is said and done, it comes down to YOUR decision......If it's a small rehab job, couple of rooms of drywall patch, paint, kitchen cabinets and flooring, put the HVAC system in and clean the duct work afterwards.
