If you aren't concerned with the liquidity of the capital you're looking to invest, being an LP can be a great way to develop streams of income without having to spend too much time on it.

The principal value will vary with Nasdaq but your dividend stream remains.

That aside, I am wanting to create another income stream and I find STR to be as safe of an investment as possible. 

It lays out a plan for how to budget, build credit, and get into real estate investing (if that is what you want), or how to set up other income streams.

And if your team mates do not cough up the rent on time, will you evict them--that will definitely create bad blood in the locker room (forever) which is not conducive to being a TEAM.Many people warn against renting to family members because of this.So at least you have a heads up on that.Good Luck!

@Jin Zhang you can hire your PMC to do this or a real estate agent.Just be sure to set expectations about what you want: pics or video.You could also try live-streaming, but it often doesn't work well.

In reality, for most Tenants, you cannot get blood from a turnip.

This is critical if you are near any body of water...creek, stream, pond, lake, ocean, whatever.

The purpose/intent of garage conversions to ADU or stand alone new construction ADU units is to hold and generate either a new income stream from your residential single family property or create a new living space for a family member/friend, etc.

I ask this because I have a local connection to where I could work at a real estate firm, and while I wouldn’t want to do that long term I didn’t know if that would be a good first step to learn the ins and outs of real estate while also being a college student allowing me to hopefully be able to stream an extra source of income along with it before looking to go out on my own.
