If you're looking for a flip just be honest with what your'e looking for, the number you have in mind, and give them the offer and move on.If they have interest or show wiggle room with your offer then proceed a little further but if they balk at the idea then don't waste your time.

We have made a few exceptions but more often then not a complaint of an infestation typically turns out to be a dozen ants caused by food on the floor and a wasted trip to the property.I just resolved a situation today with a newer tenant.

It doesn't guarantee they're legit and you still have to vette them, but there is so much fraud online now that I personally wouldn't even waste my time trying to vette someone unless I had met them face-to-face and shook their hand first.

If the home has equity it could be worth pursuing but if it's an update down asset with no listed heirs or if probate is required it may be a waste of time due to the proximity of the sale date.
