Have you considered transferring it into a land trust owned by an LLC?

A lot of wholesalers will give ball-park estimates, but you don't want to get too specific. 

Besides the origination fee it sounds pretty accurate, You maybe able to save a fraction of a point here or there but you will most likely land around the same numbersI am also assuming the add on's land you around 8.5% Were there any buy downs offered? 

Best thing is to get some ball park numbers from some contractors on what you are looking to do and go from there.

I came to an agreement with a widow on the sale price of a piece of raw land. 

Land costs will be around $125k.

I'm looking to buy two SFHs on one plot of land about an hour out of Washington DC.

They would purchase the land and hold the construction loan and I would do the rest.
