Who brings the contractor?

Hey all, please excuse my ignorance, I am here to learn.

I have a gentleman who owns a home that needs a total rehab.  

1.  Would I, as the wholesaler, need to bring a contractor with me to estimate the repair costs?  Or would that be up to the end-buyer?

also,

2. If I need to bring my own contractor, how do I approach a contractor about working together?   Do I have them come along under the promise that they will get the work if I close on the property?   Or would I just pay the contractor to come along and shoot numbers?

All due diligence needs to be on the end buyer. A lot of wholesalers will give ball-park estimates, but you don't want to get too specific. 

I've seen email blasts with wording similar to "total rehab needed. Estimated $15-25k rehab cost depending on finishes. Buyer to do due diligence."
