@Lake Ingle you say it's move-in ready so the following may not apply, but during a condo purchase a couple years ago I got permission from the owner to fix a minor code violation and clean just before closing.

A judgement doesn't get you paid, but does result in some more cash out of pocket.You might still have the problem of getting a timely payment by enforcing the judgement, but might be able to use it to apply a lien to the new mobile home.

If someone advertised: 100% commission sales job, no leads provided, heavy competition, possibility that you will be breaking the law, pay for your own marketing, no guaranteed buyer market, find your own product, compete against multi billion dollar companies, pay for your own training and education, long hours, extremely small likelihood of making even one sale; would anyone apply?
