there are a few brokerages out there that specialize in just tying everything under the sun up and then trying to flip them  they are quite active in Texas and other markets..

I  had no idea I could set up key word indicators on my profile, and that sounds like a fantastic way to keep me active on the forums instead of trying to sort through the thousands of threads. 

I also am not one seeking hundreds of rentals, but want a few quality homes to keep things simpler.I do not want to payoff the home(s), but would rather have the tenant pay it down for me.

While there are still some good deals on the MLS, this time of year, I would encourage you to seek out deals through other sources.
