@Chris Sukala, umm, after the first check bounced, you should accept only certified funds, and if not paid within say, 3 days, eviction should have started.

I will disagree that "licensing is easy to get," as the NMLS test is hard to pass AND even if you do, your entity must now begin quarterly and annual reporting to the NMLS System.Also, under Dodd Frank, if the above apply, you are probably required to document the borrower's ability to repay, and service the credit agreements/loans under the strict Dodd Frank loan servicing rules.

They’ll be in every one of our welcome packages going forward.Regarding spare floors, I have a few planks that might replace the bathroom, but that’s about it... still deciding what we’re going to do... new tenants seem to be accepting of it, and frankly told us they just don’t want it to hinder THEIR deposit.

This unit was rented for $1,800 in 2017, $2,000 in 2018, and I decided to try another 10% bump to $2,200 for the new listing just as a test seeing as current tenants are there until June so I had time to lower it if needed.

You have to be careful not to give deposits for funding apporval; that is mostly likely a scam.Reasonable costs for appraisals, property inspections are acceptable.
