You can find lots of info on that strategy on BP and all over the web but I like to refer to that strategy as 'kicking the tires' on a VR to see how it will really do as a rental without committing to actually purchasing it.

@Etienne Martel From my experience doing several of these deals, your best bet if you want to cash out prior to 6 months would be one of the national asset based lenders. 

I bet if we ordered the right one, we'd have no issues.

I think your best bet would be to deal directly with a landlord and clearly explain him all pros and cons.
