I’ve owned two for 24 years, just sold the second one and it’s definitely a life style.

For those that are in the vegas market Flipping or having Rentals what are your full opinion on the vegas market ?

Personally, the ONLY image of the 2008 crash (I was 8 at the time and in Las Vegas) that I remember is glancing over at the TV, and John Huck of Fox 5 news was talking about houses with a big Foreclosure image next to his face.

We get a lot of accessories to style the place (wall art, etc.) from Home Goods, TJ Maxx, Marshal's and those type of places. 

I have done some research and had most interest in the industrial asset class but unsure of what cap rate, price range as well as what type of lease. i am currently located on the east coast but plan to move to Las Vegas/Henderson NV area.

Is cabin style (perhaps harder to find) better for STR than regular type of structure.

If you're in Las Vegas the answer would be totally different as that market features a much different building stock.

Outskirts of town, cool, outdoorsy style stuff.

However, we live in Las Vegas, NV and are both in the service industry.

Many condotels, at least in vegas don’t want you to use the property more than 10% of the year, and to use their management services when you rent it out.
