No need to complicate though, lets go with 170.Simplest version of the calculation would be 20% federal capital gains rate and then whatever capital gains rate your state imposes.

It's an open source version of MS Office for Mac and has it's own versions of Word, Excel, Power Point, etc.It's free, stable and works great.From there you may be able to "save as" in a different format/file extension

I've downloaded one with and without the Texas Association of Realtors label on it (I'm not a realtor member) The realtor version states "USE OF THIS FORM BY PERSONS WHO ARE NOT MEMBERS OF THE TEXAS ASSOCIATION OF REALTORS® IS NOT AUTHORIZED" so I'm guessing not a good plan to use it?
