Now here is a secret; find your trades online, or through referrals, and email them your scope, budget, pictures, and ask "can you do this" instead of spending days on the job site meeting (trying to meet) trades to bid your job.

I go on all these county assessor sites and they all make me confirm that I am not using an algorithm to mine the data off their records.

Property is currently occupied and listed on auction site.  

Tenants in our single family homes pay for yard debris removal unless they choose to hire a landscaping company to remove it as part of their service, or haul it to disposal sites themselves.Note, in our city and county the garbage/recycle/yard debris collection trucks use a device that attaches to the bins and hydraulically lifts them from the street or alley and dumps them into the truck.

This was not terribly relevant because we were going to renovate as we went.
