Buy and hold with partner finance

My friend owns 20 plus units and collects rental income without using any of his money to purchase the properties, but rather uses other investors (partners) to buy the property while he manages the day to day told me that he learned everything he knows from guru Ron LeGrand’s system/books. I’m very new and don’t know anything but would prefer not to spend money on buying heavily marketed products from this guru. Can someone recommend a resource that would help me learn more about this strategy and how to build this business? It sounds brilliant and obtainable to me because lots of capital is not required Thank You!
