I would like to at  look at opportunities in the small tier commercial (under 1 million dollar) category to see what's out there.

And it seems like I have to decide which KC plan to purchase before I can look at the documents that are available.Does anyone have suggestions on additional documents that are a "must" for my situation?

depends on the asset like the SS i funded for him is a profit share.. the little pink houses in the mid west I have my set fees and it usually if you look at share of profit becomes a 80/20 to 60/40  in favor of my client..

I'd start looking for a better PM or think about doing it yourself.

Think about how you will use that data besides just scratching an itch and decide if it is worthwhile.For example, if you have a lease for $2,000 per month, how important is it to look back over the past couple years to see how much the tenant paid each month versus what your property manager already provides and knowing you got $24,000 in rent last year?

@Ryan Marble I can't speak too much on Tampa, but have a lot of experience with Orlando and the resort communities that you should be looking at.

That said, if you're barely making the net worth cut even with home equity - the agencies will likely at the deal with additional scrutiny.
