Little 1890  farm house as typical in the mid west.

Purchase price    60,000   I funded it.

Rehab                20k        I funded it.

My new client put 10k into the deal I require that when starting out with a new client.

sold in  158 days  148k  Netted  134k  - 80k - 10k ( clients contribution) net profit  Net profit 44k  Minus my funding fee of 10k and my new client made 34K  on a light rehab.  There are no monthly payments we all get paid on the same day and I even pay for the fire insurance client pays EM and utls..  WE have funded 5 more for him in the last 5 months .. With a few of them are going to be over 50k net profit for him and a couple small ones 15k or so.. Along with a Self Storage facility I financed for him 100%..  he is off and running

this is the value of  a True capital partner.. Money meets effort = very nice life changing profits.
