I also like S&T Bank (they're regional to the area) for both single refinances and portfolios but I'm not sure if you'd have constraints with them if you don't live in the area.

I worked as a regional manager for a couple of the bigger companies in MN and while I don't recall a law prohibiting landlords accepting checks all the companies had a policy of allowing payment by mail. 

Great if you live in Upstate NY because big companies avoid the region due what I stated above.

Most recently I got my buyers $4500 credit for about $3500 in repairs needed (hidden termite damage, filthy AC ducts and Coil, and we threw in the Federal Pacific panel we already noticed since most Realtors wouldn't notice that).

I have relationships with many of the re there  and can connect you with some if you'd like so you can get their prospective as well.I cover the main island too and find that each region has its pros/cons depending on what one is looking for but I do feel that even with the current state the world is in, its a great time to consider investing here in some capacity.

Renovation cost are very specific to your region.

The area around the airport is a great place to be looking for rental properties, but keep in mind that Duplexes are not common in the Baltimore region (at least not duplexes where both units are on a single deed).
