They don't want to sell off houses one by one, they will sell them by the thousands as part of a package to a large institutional buyer.

I have also put just about every penny I have into this so I am definitely committed.We are currently managing about 20 properties (and growing) and every day has been a blast...even the ones where I was covered in dirt and mud after fixing the sod we just laid before the torrential rains came and washed it all away.Oh and did I mention I also serve in the Texas Army National Guard? 

I'm guessing you're looking nationally, so I'd ask/look around here and by googling your target cities for turnkey providers.

The operative term is simply "lender" and they are all just non-institutional, in this case.

I'm guessing this is some private loan, not an institutional loan?

Many sites including Zillow will tell you how your area compares to other areas nationwide on being above or below the national foreclosure rate.
