If it states roof, foundation, or C A/H, you can use $15/sq.ft. to $20/sq.ft. for those properties needing moderate to major repairs, depending on how bad it looks in the pictures.I wouldn't spend any time actually going to view properties on the MLS until after you've got them under contract.

It might take years to fix the core problems, but anytime a problem is this big, it's worth the time and effort it takes (in my opinion)...

One other thing they learned was that if they had a problem, they could actually call or text me at any time and I would solve the problem right away.
