I hit 2 years at this home and tried crunching some numbers to see how much I would need to sell my current home for to break even with escrow/interest/reno costs.

Ive been looking into housing/duplexes among other things and was hoping to get someone more expiernced to give me some advice on what would we be a good route to take or if I should wait.

We have about $200K equity in our home, both of us are independent contractors / business owners who write off a lot on our tax returns - so I’m not clear if we have to take what we can get or if these terms seem in the realm of normal.  

A great way to build a portfolio is by adding one home at a time and there is a great discussion on the ability for investors to just get to 4 homes.
