I ended up getting a referral for a mortgage lender and was able to move forward with my new primary residence despite being under the one year mark, however I had valid reasoning.

If the address for the grantor/seller of a property is not provided on a deed of transfer (usually Warranty Deed, sometimes quitclaim etc), should I be worried about the validity of said documents?

I never knew anything about transferring the roofing warranty and I just talked to the previous owner and he did not either.

And I realize that’s what a home warranty is for but I’ve also seen where a lot of home warranties don’t cover “improper installation” which is what all my issues are.

I'm certainly an advocate for property managers for many units, but for only 1 unit (or even a few) it might make more sense to buy a home warranty and require the tenant to cover first $100 of repairs by the lease (in other words tenants should call the home warranty people and only call me when they can't deal with problem).

I value being understanding with a tenant and the fact that they can feel emotionally attached to pets, but I feel I also have valid reasons for not wanting a tenant to have pets--potential damage to the house and case in point that them having this pet could be contributing to new pest issues.
