I see a lot of new investors trying to do it themselves and their budgets are skewed terribly, their rents are off and their anticipated vacancy is off as well.

These same points are not directly applicable to large multifamily deals (no sponsor should ever waive inspections), but going hard on earnest day 1, closing in 45 days versus 60+30 day extension, these all have value to sellers, and can get deals awarded to groups without making them pay more.As noted in both, these are terribly important because they both result in winning deals without being the highest bidder.  

I think it’s a terrible idea to market to us specifically.
