Keep the old times and emotion out of the purchase, because that owner may want way more than the property is worth and emotional memories can cover that up.

Although its very touchy on the emotional side.. for the seller ..

Also, if you didn't vet the agent well enough and they are used to their clients paying retail price for a home because they are emotionally attached, they will not be used to you offering a price that is based off your due diligence, facts and metrics that dictate the price you can offer.

I also set up cameras on occasion (I really need to do this every time not just sometimes, and on major stuff with street side access, a temporary chain link fence around the property can also help.

It is imperative when talking with sellers but it can get taxing emotionally.

Research markets, be a savvy investor, and don't get emotional about real estate.
