I'm already began constructing mailing campaign and speak with individuals on creating target letters, letter heads and business cards.

When we purchased our vacation rental property in Summit County CO (June 2012) the first thing we had to do was decide "Who is our target audience?"

So how much you need to save depends on your target market.

I was able to identify that property for acquisition because I've built a computer program that allows me to pull data from the county website and identify properties that should be targeted for further due diligence.

These issues lean more toward the lower income spectrum but can be important to the lower moderate range as they may have vehicle issues.Price and rents; What is your target market?

Those are really your best target for investing, anyway.Other types of filings do allow non-accredited, but "sophisticated" investors to invest.  

Those are great to own, but not my target for renting.
