Focus Steps for Short sale

I have a investor willing to teach me how to execute a short sale in exchange for splitting the profits 50/50 and a affordable deposit (couple hundred). I'm already began constructing mailing campaign and speak with individuals on creating target letters, letter heads and business cards.

To ensure I get the most out of this experience, I would like to know what are some of the executable steps I should direct my attention to. Common mistakes I should be mindful of. Arranging deals and getting them under contract, or even what are back end preferred exit strategies ( from those willing to share or point me in the right direction on BP).
