Hey Kevin, Qualifying for DSCR loan on a padsplit can be tricky but I have seen it done. 

We were conditionally approved for loan until the appraiser brought up to the attention of the underwriter that the basement was illegally used as an ADU.

You do not need to have a family member live in a unit in order to get approved for an FHA loan.

Especially those that rent to college students since it will most likely be rented out to students.
