Lender Declined Loan due to Zoning

Hello everyone. I am in desperate need of some help. My girlfriend and I are in the middle of purchasing first home/investment property in North Brunswick , NJ. It is a 2-unit multi-family with a finished basement that is occupied by the owner. We were conditionally approved for loan until the appraiser brought up to the attention of the underwriter that the basement was illegally used as an ADU. My attorney and I have spoken to the township and they say that the house is a conforming 2-family home with a finished basement, but the permit never received the permit. The township said they would grant us a temporary CO to close, however our lender still declined our loan. They claim that no lender will grant us a loan unless the house is zone as a 3-family or if the basement is undone. Any leads towards a lender that would help us with a temp CO would be appreciated. Thank you!

Remove the stove from the basement, and you should be good to go. Possibly if the basement is not accessible somehow from the other units, potentially you may need to create interior access between units, but theres probably access somewhere, just may nesseciate removing locked door.
