Also, you'll have money spread all over the place. 

I try and extend as much as possible to spread out work and you would probably rather have a return prepared in the summer when someone can actually think than to throw something out on March 15th.

I would finance an option with monthly payments spread over 3 to 5 years to cover the 20% down they will need to finance your property in the future.
